Clifftops Residence is a study in disciplined restraint and quiet sophistication, where every interior decision is shaped by proportion, material and intuitive spatial flow. Perched above the basalt clifftops of Takapuna, Auckland with sweeping outlooks over Rangitoto Island and Waitematā Harbour, this luxury residence balances expansive architectural scale with moments of intimacy, creating an environment that feels both generous and warmly grounded.

The interior design vision responded directly to its striking coastal context, drawing a refined material palette from the surrounding landscape. Basalt-inspired charcoals, inky blues, rich walnut timber and leathered natural stone introduce depth and warmth while remaining deliberately controlled, allowing texture, weight and proportion to define the experience rather than ornamentation. Curved forms slow the pace and guide movement, creating a considered rhythm between openness and retreat.

Guided by clarity of purpose and long-term liveability, the interiors were composed to feel resolved yet adaptable as life evolves. Custom furniture, integrated timber and aged brass bespoke joinery, and layered lighting create intimate moments within generous volumes. The spatial sequence unfolds intuitively, with minimal separation between rooms to allow daily life and art to be lived and displayed with ease and grace.

Led by Sonya Cotter, the interior design process was defined by collaboration, thoughtful curation and meticulous coordination across teams. The result is an interior that stands confidently on its own. The home is elegantly calibrated, enduring in expression, and richly attuned to how the home is lived in every day. Clifftops Residence was recognised with HOME Magazine Interior of the Year, named Residential Design Grand Winner at the Corian Innovation in Design Awards, and selected as a Best Design Awards Interior Design Finalist.
